The metro Denver real estate market has seen new listings creeping up in 2019, but we are still a long way from normalizing this market. For example, Jefferson County has seen an increase of 4.7% (low end) to an increase of 11.1% in Arapahoe County (high end) as of May 2019. It is a start, but the trend needs to continue.
As of this writing on June 26, 2019, interest rates are around 3.85% which is flirting with 12-month lows. Will they last, or will we see them jump back close to 5% like we did back in January. There was a definite slowing in the market in the 4th quarter of 2018 and the first quarter of 2019, but interest rates started to drop and the housing market started to pick up again. The housing market is extremely sensitive to these rates, so getting in when the rates are low now only helps you sell your home for top dollar, but it makes your next purchase that much more palatable.
